Infrastructure work is set to begin next month and home construction should be underway by the first quarter of next year at Adelia at Goodwood, the upscale gated development on the 16.8-acre site of the old Goodwood Plantation.
Developer Mike Hogstrom, who announced the deal last October and closed on the property in February, says work crews have finished clearing the land, a process that took longer than expected because of the many historic live oak trees that the team preserved on the site.
“We did it very surgically,” Hogstrom says. “We assessed literally every tree on the site. It was quite an undertaking.”
The live oaks are part of the ambience that is key to the development, which will feature 48 single-family lots built around the 165-year-old plantation house. Homes will range in size from 3,000 to 6,000 square feet and average between $250 and $285 per square foot.
A group of seven or so custom builders is doing most of the construction. The plantation will also be renovated and used as a clubhouse for residents of the development.
So far, Hogstrom has presold approximately 80% of the lots in Adelia. He says demand in the market is coming from a variety of demographic sectors—young professionals, families and retiring baby boomers, all of whom are looking for upscale residential products in the Goodwood area.
