The next phase of The Grove, Richard Carmouche’s 118-acre mixed-use development near the Mall of Louisiana, will include building an office park, as well as some 150 townhomes.

The townhomes will be in the 1,500-square-foot range, Carmouche says, and will be priced around $300,000. He expects to catch a broad age range as buyers for the townhomes, saying he looks to target employees of the nearby hospitals as well as aging seniors.

“These units may be something people look at as an interim move before going into the Blake,” says Carmouche, referring to the assisted living community that is part of The Grove. “But just as much, we think we’ll get young people working in the area who want to live in a more urban environment.”

Construction on the Hotel Indigo is also slated to start early next year. Carmouche says there’s some groundwork that needs to be done before putting in the next phase of roadways for that project and he’s hoping to pick up a permit sometime this week.

Overall, he estimates there will be around 1,000 residences—a mixture of single-family, townhomes, multifamily and assisted living—at The Grove once fully developed, which should be done in future phases.
