Monroe developer James Moore Jr. has purchased more land in The Greens at Millerville mixed-use development to build a small retail center.

In a deal filed Thursday, 3A Millerville LLC, represented by Moore, paid $622,559 for a tract of land that’s just under one acre. The seller is Appropriate Real Estate LLC, represented by The Greens at Millerville developer Windy Gladney.

Charlie Colvin with Beau Box Commercial Real Estate represented the seller. Jonathan Walker with Maestri-Murrell Real Estate represented Moore in the deal and is handling leasing for the planned 6,000-square-foot retail center.

Walker says negotiations are underway with one tenant, and 2,100 square feet of space is left to lease.

Construction documents are being finalized, and ground will be broken in October for the retail center, Walker says. It is hoped the center will be completely constructed during the first quarter of 2017.

This is the second parcel of land Moore has purchased in The Greens at Millerville, a 56-acre planned development located at Interstate 12 and Millerville Road.

In May, Moore paid $925,000 for a tract of land for the future site of a restaurant. Walker says a lease has been signed, but he is unable to disclose more information at this time.

The Greens at Millerville will be home to a Golden Corral, a new Richards Honda, a sales and service center for The RV Shop, a Zaxby’s, a 320-unit apartment complex and the first Buc-ee’s outside of Texas.
