The Louisiana Sleep Foundation is expanding and has broken ground on a new garden office park on Bluebonnet Boulevard between Jefferson Highway and Interstate 10, with plans to lease one of the park’s two buildings to another tenant.

Ransom Pipes of Maestri-Murrell Real Estate says the Louisiana Sleep Foundation will move from its current offices a few hundred yards away from the site into one of the two buildings in the development in spring 2017. That building will be around 6,000 square feet, and Pipes says the owners are in talks with potential leasing tenants for a second 5,700-square-foot building that will be built to suit.

Louisiana Sleep Foundation Clinical Director Hunter Hardin, who co-owns the site with medical director Kyle Schwab, says the foundation has outgrown its current 4,000-square-foot location.

“It’s such a stable, long-term place to be in Baton Rouge,” Hardin says. “There was zero flooding over here. It’s a very desirable area.”

Hardin says construction began in August, but was held up by the floods for around six weeks. He’s looking for a long-term tenant for the other building, preferably someone who can occupy the entire office.

The buildings will have French Acadian-style architecture and will have professional office type finishes. The lot will feature 58 parking spots.

The location is on a stretch of Bluebonnet Boulevard that hosts dozens of offices and office parks. The development will neighbor Gulf Coast Title and ISU MidSouth Insurance Agency.

“We’re excited about the location,” Pipes says. “Obviously, the vacancy on that stretch of Jefferson and Bluebonnet is very low, so there’s a good market for it.”

Holden Architects has designed the buildings for the project. The Louisiana Sleep Foundation’s building is on the back end of the lot, and the other tenant will border the road.
