When the Golden Corral opens its new restaurant in The Greens at Millerville later this year, it will be vacating its existing space at 5252 S. Sherwood Forest Blvd., which has been home to the restaurant for more than a decade.

The 10,375-square-foot building was listed for sale earlier this week on the Louisiana Commercial Database for $1.9 million, though listing agent Carmen Austin of Saurage Rotenberg Commercial Real Estate says the building’s owner would also be willing to consider leasing the property.

The building sits on more than 2.3 acres and includes a fully equipped kitchen. As such, it would be ideal for a new restaurant, she says. But Austin is also marketing the property to healthcare providers. For more than a decade, Baton Rouge has seen a proliferation of urgent care clinics, and demand for space to accommodate them is high.

“I think a good use for that building would be an urgent care or primary care clinic,” she says.

Baton Rouge is also a hot market for fast-casual restaurant chains, which could make the building—with its ample kitchen, and proximity to Interstate 12 and a nearby hotel—ideal for a new chain restaurant chain entering the market, Austin says.

The restaurant will relocate to The Greens at Millerville sometime later this year. There, it will be joined by Buc-ee’s, a sales and services center for The RV Shop, Richard’s Honda and a 320-unit apartment complex.
