John Buzzell and Deane Bryson, through 447 Apartments LLC, purchased a 7.5-acre tract in Walker on Aug. 12 for the construction of a 168-unit upscale apartment project to be known as Creekside Crossing. The purchase represents the first major land acquisition for the upscale apartment project.
The property is located just north of the intersection of Florida Boulevard and Walker North Road. The proposed project will be gated and have tenant amenities that include a resort-style pool, playground, oversized fitness center and a dog park. The purchase price was $750,000, or about $2.29 per square foot.
“We expect to attract families with children because the community is located in the heart of Walker, giving tenants direct access to the local community services and the parish’s premier school system,” Buzzell says.
The project contractor will be Hinton Builders of Shreveport. Construction on the $20 million project is slated to begin this fall and be completed by spring 2016.
Harrell’s Ferry building slated for rehab
The Highlander Executive Suites purchased a 13,500-square foot office building at 12090 S. Harrell’s Ferry Road for $500,000, or about $37 per square foot, and intends to renovate it into executive suites. The seller, D & S 1 Properties LLC, was represented by Carmen Austin with Saurage Rotenberg Real Estate. The purchaser was represented by Mark Estep and Greg Howell.
“We will renovate the interior of the building pretty extensively, but the exterior of the building only needs minor improvements,” Estep says. “The building fronts on Harrell’s Ferry Road but has visibility from I-12, and we think that we can take advantage of the interstate exposure.”
Estep says the plan is to convert the building into between 15 and 18 one-room office suites and convert the rest of it to 11 two- and three-room suites.
The project is expected to take about six months to complete.
