The former Keypoint Federal Credit Union building at the corner of La. 44 and La. 42 in Prairieville will be converted to an Our Lady of the Lake urgent care facility.
Galvez Medical purchased the building from Casso Enterprises on Friday for $425,000, and will convert it into the clinic for OLOL. The building measures 2,500 square feet, meaning the sales price works out to about $170 per square foot. The property site totals 28,000 square feet, so there may be some area to expand the existing building.
“The property is located directly across from the new Neighborhood Walmart and that is what really drove the deal,” says Mike Stinson with Saurage Rotenberg Commercial Real Estate, who brokered the transaction.
The new owner should begin converting the structure within the next few weeks.
In other recent land deals of note, Big Bad Ben Carwash has assembled a site at the corner of Walker South Road and Walmart Superstore entrance for the construction of a new automatic tunnel carwash. A 1.33-acre site was purchased from the Kazi Family for $675,000, and a 0.14 acre parcel was purchased from Wal-Mart for $75,000. The total cost of the assembled site was $750,000, or about $11.67 per square foot.
Big Bad Ben Carwash plans to build a 100-foot automated tunnel carwash on site, whereby vehicles move through the tunnel on a belt system. There also will be free vacuum stations. “The site takes advantage of ingress and egress from the Walmart entrance road, it is protected by a traffic light and has excellent access to Interstate 12,” says Jordan Johnson of Beau Box Commercial Real Estate, one of the agents who brokered the transaction.
Burden Edmonds, another Beau Box agent involved in the deal, says: “We think it is an excellent location for a carwash. The traffic counts along Walker South Road support it and the activity that will be generated from Walmart should make it successful.”
Construction should begin in the next few weeks.
“There is another similar carwash facility that was recently constructed just north of this site on Walker South Road know as Ollie’s Carwash that will give Big Ben’s some competition,” adds Johnson, “but the purchaser is confident in his product and his location.”
