Construction is underway for The Metro Office Park, a new office development on Jefferson Highway, near Bluebonnet Boulevard, an area of town that has seen significant growth for Class A garden offices.
The garden office park, developed by Steve Duplechain and Josh Rivet, features six lots—three of which have been sold, says Justin Langlois, with Stirling Properties.
Construction of garden offices grew by 4.5% last year, with nearly 200,000 square feet of offices planned for development this year for the Jefferson and Bluebonnet corridors. Following this spurt of construction, Langlois doesn’t forsee any more office development in the corridor for at least a year or two.
“To me, it was a race,” Langlois says. “Who can build the best offices at a reasonable price the fastest.”
Baton Rouge dentist Dr. Aimee Russo-Mounger received a permit last week for construction to start on a nearly 6,000-square-foot office in The Metro Office Park. She will move her practice from Bluebonnet Boulevard into the building once construction is completed. Construction for that building is estimated to cost $1 million.
