An office warehouse on Mammoth Avenue has been sold. Hank Saurage with Saurage Rotenberg Commercial Real Estate Company represented the purchaser, Frost Barber; and the seller, K&B Wholesale Tire, was represented by Troy Daigle at Donnie Jarreau Real Estate. The sale took place last month for $455,000. The building contains a total of 21,000 square feet, of which about 1,000 square feet is office space, Daigle says. The sale price calculates to about $21.66 per square foot, which is in line with most of the recent sales that have taken place in the Choctaw corridor. Frost Barber will occupy the structure after some minor renovation takes place, Saurage says. Having outgrown its Airline Highway location, the business will use the building as a drop location for customer furniture orders.
Also of note was the sale of another office warehouse facility, on Cherry Hill. The property sold in October 2009 for $170,000 and then resold last week for $170,000. The owner was AR Properties, represented by Ben Stalter of Maestri-Murrell. The purchaser was LAR Holdings, represented by Troy Daigle at Donnie Jarreau Real Estate Company. The sale at $170,000 for the 3,864-square-foot building calculates to about $53 per square foot.
