The first building is being completed in the Commerce Quarters office condos in Ascension Parish on La. 44 near the La. 30 intersection. Joffrion Construction built the 4,000-square-foot building, which will be occupied by J & J Holdings, which is set to move in April 1. Simm Fluker Holdings is the project developer and J & J Holdings is a subsidiary of the developer. According to James T. Simm, an additional pad site, which fronts La. 44, will close later this month for between $55 per square foot and $65 per square foot. The project has four remaining pad sites ranging from 5,000 square feet to 6,000 square feet that are available in a build-to-suit transaction or can be purchased individually for $55 to $65 per square foot. According to Simms, there has been significant interest in the project with rumors of extending GO Zone until the end of the year and the lack of office condominium pad sites in this corridor.
