Another 17,000 square feet of retail space will be available for lease by as many as 10 new tenants by the end of the year on Siegen Lane. Construction is well underway on the second phase of the Siegen Place Shopping Center at 6555 Siegen Lane, which will bring the total space in the center to about 30,000 square feet.

“The shell is scheduled to be delivered for Sept. 1, and it will probably be another couple of months before tenants have their spaces built out,” says Charlie Colvin of Beau Box Commercial Real Estate, who is marketing the property for owner Kevin Nguyen. “Like others, we had some challenges with the wet spring and early summer, but it’s dried out and it’s back on track.”

Two tenants have thus far been inked to join the lineup of retailers and restaurants that are already located in the center, which include Mattress Firm, Battery Plus and Mooyah Burgers. Cowboy Chicken, a Dallas-based chain that specializes in dishes prepared with rotisserie-baked chicken, will open its first Louisiana location in center. It will occupy about 3,200 square feet of space.

Firehouse Subs will open its second Baton Rouge location there, in a roughly 2,200-square-foot space. The Jacksonville, Florida-based chain also has two other Capital Region locations planned. A restaurant under development in Gonzales at South Cabela’s Parkway is set to open on Aug. 24, according to a company spokeswoman. Another on Bass Pro Boulevard in Denham Springs will open on Jan. 25 of next year.

Colvin says there has been interest in the roughly 11,600 square feet of space still available in the shopping center addition, but no other contracts have yet been finalized.

“We’re working with a number of other interested tenants. There’s been a fair amount of interest from a variety of users, including retail and service-orientated businesses,” he says.
