A Sherwood Forest office building located at 11605 Southfork Ave. has changed hands.
In a deal that closed earlier this month, the 7,700-square-foot property was acquired by 11605 Southfork LLC from SMC Properties LLC for $1 million, or $128.65 per square foot.
11605 Southfork LLC is a subsidiary of HFK Investments, which is owned by Kevin A. Rogers, an optometrist with a practice on Greenwell Springs Road in Central.
SMC Properties is owned by commercial real estate developer Shane Morrison, whose Morrison Companies owns and operates restaurants and movie theaters.
Jonathan Starns of Berkshire Hathaway-United Properties’ Commercial Division, who represented the buyer, says his client saw the property as a great investment, as both tenants who occupy the space have been there long term and recently renewed their leases.
“It was a fair cap rate and the deal just made sense,” Starns says. “Plus the Sherwood Forest office market is centrally located and has been steady for decades.”
The seller was represented by SVN | Graham, Langlois & Legendre.
