Three Baton Rouge real estate brokers have purchased the former McAlister’s Deli property at 7242 Perkins Road as an investment and have plans to fill the space with a restaurant.
TSSAF Properties, represented by Donnie Jarreau, Hank Saurage IV and Edward L. Rotenberg, paid approximately $1.4 million for the roughly one-acre tract of land and the building. The seller is listed as City Two, represented by manager Delesseps S. Morrison III.
Alex Knight of NAI/Latter & Blum-Donnie Jarreau Real Estate represented the buyer and seller.
Jarreau says the investors made the “speculative” purchase because of interest in the Baton Rouge market by national and regional restaurants and the lack of freestanding, available restaurant space in the city.
“It’s a market that is underserved in comparison to some of the other markets,” Jarreau says. “It’s a midsize market that has room for food and beverage expansion, and existing regional and national restaurants here do above sales compared to other midsize regional markets.”
The brokers also really like the location, says Jarreau, who developed The Rum House just down the road from the former McAlister’s property.
McAlister’s Deli closed its Perkins Road location in December after its lease expired.
