As the Broadmoor Village Shopping Center continues an estimated $7 million facelift, it’s landed its first major tenant, says leasing agent Austin Earhart of Beau Box Commercial Real Estate. Planet Fitness will fill 28,000 square feet next to the existing Family Dollar store in the 80,000-square-foot center, with hopes of opening by mid-January. “They’re the only signed lease we have thus far,” Earhart says of the 24-hour national health club chain. “We’re negotiating with a regional restaurant that wants to do a 15,000-square-foot hibachi/sushi concept. That’s going very well, and they look to be a pretty strong possibility. We’re also working with a bunch of different national retailers and a number of grocery stores, and we seem to be gaining some traction now that they can truly see the extent of the work being done there.” The renovation, which includes a new facade, parking lot overlay, lighting and landscaping, began in September. “All told, a home run would be to have it completely leased and fully occupied by the end of 2012,” Earhart says. Aside from Family Dollar, the only other business currently in the center is payday lender Advance America. Earhart says both are interested in remaining in the center, and about 50,000 square feet remains available.—Steve Sanoski
