Plans for a second phase of the Pelican Lakes project on Burbank Drive are moving forward, albeit with some changes. Developer Robert Day has filed with the Planning Commission a revision to his final development plan, originally approved in 2004, to develop 74 townhomes on the 7.48-acre site instead of condominiums, which were initially planned.
The first phase of Pelican Lakes, the 60-unit Stonelake Condominiums, was developed in the mid-2000s. But subsequent phases were never completed, in part because of the recession, in part because of the developer’s financial woes, and in part because of banks’ unwillingness to finance condo projects.
“This phase was never completed because the condo market went downhill,” says Chad Stevens, the project engineer. “I don’t think that is so much an issue anymore. But they have decided to take the project in a different direction and develop these as single-family townhomes.”
The Planning Commission will take up the matter at its Aug. 17 meeting. If approved, construction could begin by early fall.
