After more than a decade of false starts and postponed plans, the Cheval Point subdivision is back on the drawing board. New developers have purchased land on River Road for the subdivision and they’re planning to break ground on homes in the new year.
Cheval Point Development LLC—managed by Wesley Daniel, David Law and Clayton Mitchell—bought the 57 acres for $3.8 million in a deal that closed last week, according to records filed with the East Baton Rouge Parish Clerk of Court. The land for the proposed neighborhood is located just south of Farr Park, which is BREC’s equestrian facility, and stretches back to the River Bend subdivision, Law says.
Law and Mitchell operate Destiny Interests, a development company. Though construction and design plans for the subdivision are not set in stone, Law says, houses will measure a minimum of 2,000 square feet, with larger homes at the entrance of the subdivision. Law says he expects some houses will be finished by the middle of next summer.
The partners bought the land from Cheval Point Corporation, which had acquired the land in 2010 for slightly more than $2 million. Cheval Point Corporation is managed by brothers David and Terry Hebert.
Law says a developer had plans to create an assisted living facility for LSU alumni on the site as many as 15 years ago. After those plans fell through, the Heberts bought the land to create a 122-lot subdivision, Law says, but those plans also stalled.
“River Road hasn’t had a development in a long time, and it’s time,” Law says. “It’s the closest thing to downtown and LSU, of course. With everything that’s happening downtown, these people coming in for IBM, they have to have places to live.” —Kelly Connelly
