Home sales in January across the nine-parish Capital Region were up about 9.5% over the same period one year ago, according to figures provided by the Greater Baton Rouge Association of Realtors.
Pending sales, meanwhile, rose 12.3% to 819 from 729 a year ago. The months supply of inventory—how long it would take to sell all of the homes on the market at the current sales pace—decreased 22% to 3.9 months. The median home sales price increased 1.8% to $179,850, while the inventory of homes for sale decreased 16.2%
In East Baton Rouge Parish, home sales for the month increased roughly 11.6% over January a year ago to 318 from 285, while the months supply of inventory decreased 23.1% to 4 months. The median price of a home in East Baton Rouge Parish increased 1% to $177,500 from $175,750. New listings were down 5.8%, from 584 to 550, during the period from one year ago.
January homes prices were higher in Ascension Parish. The median sales price of a home in Ascension Parish increased 9% to $218,450 from $200,450 for the same period one year ago, according to GBRAR. New listings slipped 1.8% while the months supply of inventory decreased roughly 22% to 2.5 months.
In Livingston Parish, home sales decreased 1% in January compared to the same period last year, while the median sales prices climbed 7% to $169,500 from $158,340. The parish also saw its months supply of inventory plummet 37% to 2.9 months.
