The High Grove is offering six months of free rent in an attempt to lure more retail tenants to the mixed-use development located near the Mall of Louisiana.

In a statement, Ben Graham of SVN | Graham, Langlois & Legendre says ideal tenants include a coffee shop, cafe, boutique or restaurant.

“The Domain Companies is offering significant incentives including rent abatement and reduced rent to secure initial deals with high-quality tenants,” the statement reads.

One of the High Grove’s tenants, Open Barre, closed abruptly earlier this year after being open for two years. No reason was given for the closure, and a representative for the The Domain Companies has said she did not know why the business shut down.

The High Grove, which is located in The Grove, was the first stop on the Greater Baton Rouge Realtor Association’s Commercial Investment Division 2016 bus tour today. The tour left Perkins Rowe early this morning and took about 80 riders to commercial and mixed-used developments around the Greater Baton Rouge area.

Stops on the tour included Americana in Zachary, the Long Farm, Pelican Point and Gonzales’ Conway, which broke ground last week.

At the High Grove, the “tourists” networked, toured an apartment and received updates on what’s still available for development.

Up to 11,700 square feet of Class A retail and office space is available at the High Grove and Addison developments in The Grove, the statement says. The Woodhouse Spa is the only commercial tenant in the High Grove.
