High-end subdivision planned for Hoo Shoo Too Road among projects submitted to Planning Commission

A new high-end subdivision is planned for Hoo Shoo Too Road, near Grace Lane, between two other subdivisions.

Edward Stafford, as part of HST1 LLC, has filed a rezoning application with the city-parish Planning Commission for 9.33 acres located at 19144 Hoo Shoo Too Road for a proposed 15-lot subdivision named Woodland Cove.

The subdivision will feature houses between $500,000 and $1 million running on both sides of a single road, broker Heather Verrett says.

On the other side of the parish, developers are trying to get approval for the final development plan for multifamily apartments planned near the intersection of Burbank Drive and Nicholson Boulevard behind Southgate Towers.  The Summit @ Southgate will be built on 5.4 acres of land. According to the application, an 18-story multifamily building was previously shown on the tract, but is being replaced with two multifamily housing buildings with an attached parking garage. The development will have 455 units. Robert Day is listed as a the property owner. Mickey L. Robertson, of MR Engineering & Surveying LLC, is listed as the applicant.

Also on Burbank Drive, Greg Gachassin, of the Lafayette-based Cartesian Company, and property owner Ralph Cook are trying to rezone property on Burbank, across from Cordova Avenue, from rural to A3.3 limited residential and LC2 light commercial.

Gachassin says they are still deciding on how to use about 30 acres of the land. However, they are leaning toward putting retail on a 7-acre tract and placing multifamily housing on the rest, since that area has become a hotbed for apartment complexes.

For now, Gachassin says they are going through all the procedures to get the proper zoning and clearances, and will then make a final decision on what to do.

In addition to the previously reported expansion of Capitol City Produce, Pit-N-Peel trying to sell alcohol and planned car dealership in the Choctaw Village Shopping Center, other applications filed by Thursday’s deadline are:

  • Briggs Vince is trying to rezone one acre of land in the 8800 block of Perkins Road from A2.6 zero lot line residential to LC1 light commercial for a small commercial development with room for two businesses, one of which may be a sandwich shop.
  • Attorney Spencer Callahan submitted a plan to add a library and conference rooms to his law office at 827 St. Louis St.
  • Administrators at Our Lady of Mercy Catholic School on Marquette Avenue are asking for a conditional use permit to place six temporary buildings on school property during construction of permanent classrooms, as per the school’s master plan. Construction is expected to begin in June and should take about two years.
  • The Golden Corral Development Corporation is trying to put an 11,000-square-foot restaurant on a 2.5-acre tract in The Greens at Millerville, a traditional neighborhood development in the works by Charles Wallace “Windy” Gladney Jr.
  • David Ratcliff, with Galveston, Texas-based Ratcliff Engineering Services LLC, filed concept plan revision for The Greens at Millerville. He says they are simply updating the site plan as new tenants sign on for different tracts within the development. He cannot say who the tenant is, but says it is a retail business that will sit on 15 acres.

All the applications will be taken up at the Planning Commission’s April 18 meeting.
