A 4,782-square-foot office building in the Sherwood Forest Office Park at 5422 Galleria Drive, just off South Sherwood Forest Boulevard, has been purchased by Affordable Rental Properties LLC. The seller was Citizens Bank. At $250,000, the sales price works out to $52.28 per square foot.
The building, which houses the offices of local developer George Robinson, features wood and slate flooring as well as real wood paneling. There is also covered parking in the rear of the property.
The new owner plans to renovate the first floor for its occupancy and will continue to lease the second floor.
“This was a good quality building,” says Brent Struthers of Beau Box Commercial Real Estate, who brokered the transaction. Joey Canella with Sperry Van Ness represented the seller.
In another recent transaction of note, Charles Munro Trust sold an office building at 3975 O’Neal Lane for $375,000 to Kumar LLC. The building measures 4,354 square feet, and the sales price calculates to about $86 per square foot.
According to Doug Garland of Gully Phelps & McKey, who brokered the deal, the building is in relatively good condition and includes three separate suites. The seller occupies one suite and will continue to do so, and the other tenants also will remain. Kumar bought the property for an investment.
