Bardwell Homes has picked up five lots in Rouzan for $722,016 with plans to build several single- and two-story homes.
Owner Scott Bardwell says the single-story homes will measure about 2,000 square feet, while the two-story houses will be around 2,500 square feet. The homes will be priced between $500,000 and $600,000 and will be a mix between custom homes and ready-to-buy products.
Bardwell Homes has built a few custom homes at Rouzan, Bardwell says, but this is the first set of lots it has purchased in the 100-acre Traditional Neighborhood Development in Southdowns. As part of the deal, Bardwell says he’s also agreed to buy five more lots in the near future. The deal for the first five lots closed Friday.
Under original developer Tommy Spinosa, Rouzan had stalled for several years. That began to change in January, when local businessman and real estate developer John Engquist, along with his partners Charles Landry and builders Todd Waguespack and Ryan Engquist, acquired the TND. Construction on commercial elements of the development kicked off in the summer, and Bardwell says the involvement of John Engquist and his business partners contributed to his decision to buy lots at Rouzan.
“(John Engquist) has a reputation for seeing projects through. You can already see they’re getting things moving,” Bardwell says. “We’ll be closing on houses as soon as we can start them.”
Bardwell says he plans to start construction within the next 30 to 60 days and finish the homes for the spring.
