Beauregard Quarters development to break ground in coming weeks

    The developers of Beauregard Quarters—a gated four-story, 25-unit multifamily housing structure at the corner of Napoleon and America streets in Beauregard Town—are hoping to break ground in the next few weeks after getting their construction permit from the city-parish Thursday.

    Chad Rigby, a senior associate in Stream Realty’s Baton Rouge office and one of the partners developing the complex, says construction will take at least 12 months, weather permitting. Marketing of the property will begin about three to four months before completion, Rigby says.

    According to the permit, the project comes with a roughly $3.5 million price tag, and will include single- and double-car garages, as well as a community room. Two units will be located on the first floor, while the second floor will include seven units and a fitness room. Eight units will be included on both the third and fourth floors.

    There will be seven one-bedroom, 12 two-bedroom and six three-bedroom units, according to the permit. There will also be five on-street parking spots, 17 lots in the surface parking lot, eight single-car garages and three double-car garages. Rigby says the garages will be available for lease separately from the apartments.

    The developers purchased the property for $550,000, or about $14.92 per square foot, in June 2014 from American Street Properties LLC. The site had been marketed for $570,000.

    Steve Duplechain, one of the other developers on the project, told the Downtown Development District’s Board of Commissioners in November that they were set to break ground that month. The delay, Rigby says, was to make sure “we got the project done right and the architecture done right.” As reported in November, Duplechain had redesigned the development’s exterior to better complement the neighborhood’s aesthetics.

    Beauregard Quarters will be located at the corner of Napoleon and America streets, just across from The House on The Hill residential development that is also underway. The project includes the renovation of five historic structures and the construction of seven two- and three-bedroom homes as well as five studio residences.
