America’s housing industry is facing a severe labor shortage and a longstanding productivity problem, creating growing interest in robotics and automation to increase homebuilding capacity, CNBC reports.
The U.S. is short roughly 1.2 million homes, while nearly 300,000 construction jobs were open at the end of 2025. Labor shortages cost builders an estimated $11 billion annually and add roughly two months to construction timelines. Industry experts say the most promising technologies are not humanoid robots replacing workers but specialized systems that improve precision, reduce mistakes and automate repetitive tasks, such as robotic layout, drilling, fastening, material handling and factory production.
Dusty Robotics’ FieldPrinter, for example, translates digital building plans onto construction floors, with Skanska reporting a 75% reduction in rework and a 35% reduction in its layout schedule after using the technology. Greater efficiencies are also emerging through prefabrication and factory-based construction, where controlled environments make automation easier.
Japan provides a leading example, with some homebuilders using extensive robotics and automation inside factories before final assembly on site. In the U.S., prefabricated systems can significantly shorten construction schedules, potentially reducing financing and job-site costs.
However, experts caution that construction’s constantly changing conditions, customized designs, and regulatory, land, supply-chain and financing challenges make widespread automation difficult. The industry is still in a “prove-it phase,” with the biggest gains expected from targeted automation and standardized projects such as tract housing and multifamily developments rather than wholesale replacement of skilled workers.
