Dantin Bruce Development has sold the lot for an outparcel building at the Offices at City Farm development on Jefferson Highway to a limited liability company of its own firm and NAI/Latter & Blum, which is planning build a new headquarters for its Baton Rouge operations on the site.
Dantin Bruce Development was both a seller and buyer in the deal because it is partnering with NAI/Latter & Blum to build the new 18,500-square-foot office, and each will have an ownership stake in it, says Dantin Bruce co-owner Brian Dantin. Sale documents indicate the $950,000 sale was finalized Tuesday.
Dantin Bruce Development also owns the rest of the office park that’s located near Towne Center. Dantin says construction is moving along on schedule, adding he’s close to inking another tenant.
Daily Report first reported in September on NAI/Latter & Blum’s plan to move its office from 10455 Jefferson Highway to the new development. NAI/Latter & Blum’s director of commercial sales and leasing in Baton Rouge and Lafayette, Karl Landreneau, said at that time that the centralized location and size of the building were among the reasons they were attracted to the property.
The permit application for NAI/Latter & Blum’s future office has been submitted and the building is scheduled to break ground in November, Dantin says, and it’s expected to take about nine months to complete. Besides the real estate firm, the only other announced tenant for the development thus far is Cypress Title, which will occupy a 5,800-square-foot building in the middle of the tract. That building is the only one currently under construction on site.
NAI/Latter & Blum will use roughly 15,700 square feet of the outparcel building, leaving about 2,800 square feet available for a retail tenant.
