A roughly 1.5-acre tract of land in The Grove, a mixed-use development off Interstate 10 near the Mall of Louisiana, has been sold to Labat Grove LLC, managed by Scott McLain of Fort Smith, Ark., for $900,000. The sale comes on the heels of a nearly 5-acre sale of land in the development over the summer to the real estate development firm Domain Companies.
Developer Richard Carmouche has previously told Daily Report that his business plan calls for selling chunks of the property to other developers. Carmouche says the recently sold tract will eventually house the Area 51 indoor trampoline park. Construction should begin on the building soon, he says.
“They’re on a fast track to open; you should see a groundbreaking in a couple weeks,” Carmouche says.
The 118-acre development located behind the Mall of Louisiana is split into two separate phases, The High Grove and The Addison. A building permit was filed for The Addison in August. Carmouche says another should follow in the next two weeks. Carmouche has also been developing another 112-acre traditional neighborhood development nearby called Settlement at Willow Grove, which fronts Perkins Road just past the Bluebonnet Boulevard intersection and backs up to the Mall of Louisiana. —Kelly Connelly
