Bardwell Homes, which has been developing and building neighborhoods in Baton Rouge since the late 1940s, is set to begin its first project in Central on land purchased at The Village at Magnolia Square development.
Bardwell Homes closed this week on more than 12 acres in the traditional neighborhood development for $1,077,800. The company plans to develop the first of two filings in a new residential section of the TND called the Highland District. The Village at Magnolia Square developers Jimmy Nunnally and Steele Pollard sold the land.
“I’ve known them for a while, watched the development, and thought it was a great fit,” Scott Bardwell says. “We’ve been looking to expand into the outlying areas—Central, Zachary, Livingston, Ascension—for some time.”
Bardwell Homes plans to build out neighborhood infrastructure for 43 lots. It will sell lots measuring from 65 feet to 80 feet in width at prices between $65,000 and $100,000. Custom homes will measure from 2,400 to 3,000 square feet, and will sell for $350,000 to $500,000, Bardwell says.
Construction on the neighborhood infrastructure will begin in February, Bardwell says, and construction on the first homes will begin in May and June. —Kelly Connelly
