After being vacant for 20-plus years, the property at the southwest corner of Perkins Road and Lee Drive has sold for $725,000 to make way for a new urgent care clinic that will be under Point of Care Health Group’s brand Patient Plus Urgent Care.
SVN | Graham, Langlois & Legendre announced the sale today shortly after 3:19 p.m. today.
“It’s literally the only vacant piece of land in that immediate corner,” says Kathryn “KJ” Juneau, who along with Justin Langlois represented the buyer, an investor group called DocBox LLC. She says the lot’s size of 26,050 square feet contributed to it being vacant for so long.
“It’s going to change that corner,” Juneau says.
The property at the corner of Perkins and Lee is situated at a major thoroughfare and is surrounded by commercial and residential developments. The location will mark the fourth for Point of Care Health Group. Other locations in Baton Rouge include 2840 Florida Blvd., 4343 Sherwood Forest Blvd. and 7353 Jefferson Highway.
“We identified that corner as a staple location very early on in our strategy, and Justin and Kathryn did an amazing job helping us overcome hurdles with the city and with the neighborhood association to make this happen,” says Vishal Vasanji, co-CEO and chief operating officer with Point of Care Health Group, in a statement.
Juneau says the sale has a special meaning for Point of Care Health Group because one of the group’s co-CEOs and chief medical officer, Dr. Rubin Patel, lived in a house behind the lot during his residency.
“It almost comes full circle being that now we will be expanding our practice there,” Patel says in a statement.
According to a news release, the group worked with the Southdowns Civic Association to get approval for a conditional use permit and to get the community onboard.
Construction should start in three to four months and is expected to be completed by February or March of 2017.
