Knoll Creek, a proposed major single-family residential subdivision, is being planned near Bankers Lane and Indigo Ridge Avenue in Shenandoah, according to documents filed with the Planning Commission.
As envisioned, the 10-acre tract would feature at least six lots, each of which would average 6,000 square feet. It’s not immediately clear how many lots would ultimately be included in the development, though it could top 30.
Brandon Dodson of AP Dodson LLC, who brought forth the proposal, purchased the property from Kristina Patton Beatty on Nov. 5. The sales price has been redacted from the purchase agreement.
“There’s not a lot of land left in Baton Rouge, and we were able to get this piece,” Dodson says. “If everything gets approved, we’d begin construction in May and start putting homes on the market in early 2022.”
Though he says it’s difficult to predict home prices, particularly given the current lumber shortage, Dodson estimates homes in the subdivision will range from $280,000 to the low $300,000s.
