Turner Industries is expanding its north Baton Rouge holdings, recently closing on a deal to purchase some 2.5 acres of land down East Mason Avenue from its existing equipment rental agency.
The company paid Mark E. Milligan, of Property Management by M.E.M. LLC, $575,000 in cash for four lots, located within the block bound by East Mason Avenue and Casper and Bourgeois streets. Turner now owns 90% of the block and is working to acquire the remaining three lots from other parties.
Mark Hebert of Kurz & Hebert Commercial Real Estate, who represented Turner in the deal that closed Friday, says the area is the company’s “major home base for cranes in Louisiana” and the industrial contractor needs the additional space to house its heavy equipment.
“It’s too expensive to move that entire yard,” Hebert says. “As property becomes available and we’re able to buy reasonably, we’re expanding those particular holdings.”
In order to make room, the rights-of-way for Bourgeois Street and West Airline Service Road will be revoked, while Casper Street will remain intact, says Hebert. Within the next 90 days, three rental houses and five trailers will also be vacated and removed from the property.
Documents show plans to acquire the land have been in the works for more than 11 years. Turner officials did not respond to requests for comment.
