It’s a trend: Baton Rouge dentists developing retail center to host practice

    Two Baton Rouge dentists have bought an acre-and-a-half outparcel on Airline Highway, in front of Vivid Ink Graphics, where they plan to develop a retail center anchored by their dentistry practice. 

    Drs. Cody Cowen and Michael Juban, who operate across the street from the Baton Rouge Country Club on Jefferson Highway, have in recent years been acquiring other dental facilities across the city, says Justin Langlois, of Stirling Properties, who represented the pair. In an effort to consolidate the offices, Langlois says they plan to build a new clinic. Cowen and Juban were unable to be reached before this afternoon’s deadline for a timeline or additional information. 

    The move, says Langlois, mirrors a national trend of medical clinics increasingly opening in retail spaces as brick-and-mortar retailers struggle against online behemoths, like Amazon. 

    “Why not pay the same price for more visibility?” Langlois asks, adding retail-medical mixed spaces can help drive foot traffic for tenants and that urgent care clinics are driving the change. 

    The new center will be roughly 3,600 square feet and will hold two to three tenants besides Juban Cowen Dental Care.
