Zoës Kitchen is among several tenants coming to a new 6,000-square-foot shopping center under construction at 2001 Millerville Road, near Interstate 12.
In a news release, Brentwood, Tennessee-based developer GBT Realty Corporation says the unanchored shopping center is already 100% leased, and is expected to open later this year. Pacific Dental and GNC will join Zoës Kitchen there, the company says.
The Millerville Road shopping center is one of two GBT Realty is building in the southeast United States—the other is in Broken Arrow, Oklahoma—in what the commercial real estate development firm describes as markets with high barriers of entry and highly visible storefronts for national retailers.
“GBT’s unorthodox approach to site selection allows us to essentially create the unseen site by identifying potential dirt and space previously undefined—and for the most part not on the market—in popular retail corridors,” says Craig Cole, managing director of GBT’s net lease division.
GBT Realty is constructing the center on a roughly one-acre site the firm purchased for $810,000 from the Target Corporation in a deal that finalized last month. The new shopping center will sit in front of Target, which is adjacent to Best Buy, Lowe’s, PetSmart and Office Depot at the site.
“Breaking-up a parcel, tagging an outdated building for demolition or carving out space in underutilized parking lots are just a few ways we create opportunity,” Cole says. “We then leverage our tenant relationships we’ve established as the most active retail developer in the country to create critical mass among multiple smaller tenants.”
