An extremely complicated transaction will allow the Louisiana High School Athletic Association to relocate from its existing location in a converted residence at 8075 Jefferson Hwy.
The Bluffs owner Jim Tanner, with Country Club Plaza Partnership, purchased the 12,000-square-foot building, which sits on a 1.9-acre site just west of Baton Rouge Country Club, for about $1.75 million. The property originally was the Coleman homesite and was later used as a real estate brokerage office before being renovated for occupation by the LHSAA.
The sale closed April 9. The seller was represented by Doug Ferris at ASA Properties, and the purchaser was represented by Steve Legendre and Scot Guidry.
As part of the agreement, Tanner is providing the LHSAA with free office space for one year in a building he owns on South Sherwood Forest Boulevard. Tanner also donated 50% interest in the former Fairwood Country Club clubhouse on Old Hammond Highway.
Tanner purchased Fairwood several years ago and sold off parcels to be developed for commercial and residential use. He held on to eight acres upon which the clubhouse and tennis courts were located. Tanner also has donated two acres for construction of a new East Baton Rouge Parish Library, which will be built near the previous site of the tennis courts.
Tanner says he wanted to generate goodwill by donating the property for a library and LHSAA headquarters. The LHSAA will begin renovation of the existing clubhouse in the next three months, and the organization—which oversees high school athletics in the state—intends to occupy the office space on South Sherwood Forest Boulevard until its new home is completed.
Sammy’s Grill to add Central location
Sammy’s Grill is expanding into Central. The popular casual dining restaurant has purchased a two-acre site near the Wal-Mart Supercenter on Wax Road for construction of its third East Baton Rouge Parish location.
Aubrey L. Barber III, LLC, et al, sold the property to a limited liability corporation owned by Sammy’s for $450,000, or about $5.17 per square foot.
The sale closed on April 4, 2008.
According to Margaret Kennedy of Saurage Commercial Real Estate, who brokered the deal, Sammy’s intends to construct a 12,000-square-foot restaurant with 165 parking spaces. Construction should begin in the next two months.
Sammy’s has locations on Highland Road just west of Staring Lane and on Old Scenic Highway in Zachary.
Park Place Apartments converted to condos
Improvements to City Park have generated the conversion of Park Place Apartments into condominiums.
The property, which was purchased by Waters Investments in 2006, has been undergoing renovations. The 77-unit project consists primarily of one- and two-bedroom units. The new owner has completely renovated the property, adding wood decks, extensive landscaping, a new swimming pool, new fencing and gated access.
Interior changes include the installation of wood and tile floors. Half-baths in the two-bedroom units have been expanded to full baths, increasing the number in those units to two. All kitchens have granite counters and stainless steel appliances and have been professionally decorated. Balconies feature new ironwork.
The condominiums now are being offered for sale in the $120,000-$165,000 range. The amenity package is significantly better than most of the condominiums in this price range.
Extensive improvements to City Park, including a new dog park, state-of-the-art children’s playground, upgraded tennis courts and golf course, new tennis center and proposed children’s museum, should greatly enhance sales opportunities.
