The Fieldhouse Condominiums on Nicholson Drive just outside the North Gates of LSU has sold its first-floor retail spaces.
Fieldhouse of Baton Rouge Condominiums sold two first-floor units located in Buildings A and B fronting on Nicholson Drive to FH, LLC for about $845,000, or about $100 per square foot. Mark Hebert of Kurz and Hebert Commercial Real Estate Company brokered the transaction.
Hebert has already leased a 3,400-square-foot space that will be under construction shortly to Voodoo BBQ and Grill. The restaurant within the Fieldhouse will be corporate-owned. Voodoo counts on a relatively high take-out business, and will obviously benefit from its location close to LSU’s athletic facilities.
Hebert says he also is negotiating for Voodoo locations in Prairieville, Gonzales, Hammond, Denham Springs, Covington and Mandeville. The other locations are franchise locations that already have franchisees.
Shopping center sells
The Greenwood Village Shopping Center, a 29,100-square-foot building situated on a 5.73-acre site at Hooper and Foster roads, sold late last month for $1.1 million, or $37.80 per square foot. The seller was Francis L. Price and the purchaser is EVB Properties, according to Jonathan Starns with Donnie Jarreau Real Estate Company.
The shopping center has tenants such as Pro Cuts Barber Shop, Subway Restaurant, Domino’s Pizza, Classic Jewelry, State Farm Insurance and Quality Home Furnishings. A vacant space of 13,100 square feet accounts for almost 45% of the building.
Starns says the new owner has a lease in place for the vacant space, but would not reveal the new occupant.
Office condos under way
The Marketplace at Coursey office condominiums are currently under construction next to The Chimes East Restaurant.
The development will offer 17 pad sites encompassing about 50,000 square feet and is being developed by SJ Kramer Interests, LLC. The property is being marketed by Richie Edmonds of Thornton, Harvison and Rhodes Real Estate.
The design of the proposed development was completed by Norman Chenevert at Chenevert Architects. “The look is more of a West Indies-type project that is a little different than what has been built in the Baton Rouge market recently,” Edmonds says.
Pad sites are being offered for $65 per square foot, and the development will allow the potential owners to utilize their own builder. “Buildings will be highly restricted to maintain the integrity of the development. However, we won’t restrict potential owners from utilizing their own builders,” Edmonds says.
Recreational properties sell
Two large tracts of recreational properties have sold recently.
Emmett Batson sold a 553-acre site at the confluence of Bayou Paul and Bayou Fountain for $800,000, or about $1,450 per acre. The property is across the road from Alligator Bayou Bar.
The purchaser was Section 60, LLC, which was represented by Danny Jackson, who had leased the property, which is mostly wooded and swampy, for hunting for several years. The property was brokered by Andy Batson at Beau Box Commercial Real Estate Company.
Robert Pettit Jr. sold the second tract, a 145-acre site in the Baker area off Brown and Carey roads, for $507,000, or about $3,500 per acre. The purchaser was Randall Wagley.
Pettit says the new owner intends to construct a single-family residence on the site, which had primarily been used for deer hunting.
The property was brokered by Robert Pettit III at Latter & Blum Real Estate.
