Baton Rouge’s most expensive home sales of 2013

For real estate agents who specialize in top-dollar homes, 2013 was a good year. But while the volume of sales in the upper-end segment of the market was strong, it wasn’t off the charts. In fact, some brokers did fewer super-pricey deals last year than in the past.

“It was absolutely my biggest year ever in terms of the sheer number of transactions,” says Jerry del Rio, who specializes in the Country Club of Louisiana. “But most of the action was below the $1 million mark. I find the highest end of the market slowing down a bit.”

Not everyone is seeing a slide. Quita Cutrer of Burns & Co. says she sold plenty of top-tier homes in 2013, and ranks it as her second-best year ever. But she concedes the deals were more difficult to negotiate than in previous years. Part of the reason: the perception that Baton Rouge is still a buyer’s market, which isn’t exactly the case.

“Buyers were making really low offers,” she says. “In many instances, it took a long time for them to negotiate an acceptable price.”

Though buyers have plenty of inventory to choose from in the million-dollar home segment of the market, there is a lack of new construction in that price range, which Cutrer says was glaringly apparent when she would show houses to C-level executives relocating to Baton Rouge.

“People coming in from out of town cannot believe the limited supply we have of newer homes in the upper end,” she says. “In the past few years the banks have put the crunch on builders, who haven’t been able to do the upper-end spec houses, so that has had an effect on the higher-end market.”

As in previous years, the Country Club of Louisiana is the neighborhood of choice for buyers with a high-priced home in mind. More than half of the top 10 deals were properties in CCL. Most of the others were nearby on Highland Road. Only one of the top 10 was in the Bocage area, though Jefferson Place, Bocage and Bocage Lakes saw several deals in the million-dollar range that didn’t make the list.

Looking ahead, agents predict 2014 will be another good year, though they’re keeping a close eye on interest rates. And so are their clients.

“I think people are nervous,” says del Rio. “They’ve watched interest rates go up, and they’re worried they’re about to go up even more.”
